Property Registration Charges in Maharashtra Explained
In Maharashtra, the registration fee is 1% of the property value — the agreement value or the ready reckoner value, whichever is higher — capped at ₹30,000. In effect, any property priced above ₹30 lakh pays a flat ₹30,000. The rule is uniform across the state, including Chhatrapati Sambhajinagar. Registering your sale deed is legally required to become the recorded owner.
What This Calculator Does Not Include
This calculator covers stamp duty, LBT and the registration fee. It excludes GST on under-construction homes — 1% for affordable housing and 5% for others; ready-to-move homes with a completion certificate attract no GST. Also excluded are document handling charges of ₹40 per page, the 1% TDS a buyer must deduct on properties of ₹50 lakh or more, and any society transfer or legal charges.
Frequently asked questions
Is property registration mandatory in Maharashtra?
Yes. Registering the sale deed is legally required to become the recorded owner of the property. An unregistered sale deed has no legal standing, so skipping registration puts your ownership itself at risk.
Does the women's stamp duty concession apply to commercial property?
No. The 1% concession applies only to residential property. A woman buying a shop, office or other commercial property in Sambhajinagar pays the standard 5% stamp duty plus 1% LBT, totalling 6%.
What if my agreement value is lower than the ready reckoner value?
Stamp duty is always charged on the higher of the two values. If your agreement value is below the government ready reckoner value, duty is calculated on the ready reckoner value instead.
